Frequently Asked Questions

In this section, you’ll find answers to the most common questions asked by people interested in buying property in Italy.

  • Daň z nehnuteľnosti (IMU) v Taliansku sa platí v dvoch splátkach: do 16. júna a do 16. decembra. Výška dane závisí od katastrálnej hodnoty a sadzby určenej obcou. Hlavná rezidencia/ Prima casa je od tejto dane zvyčajne oslobodená. ( napr. za 70 m2 sa môže platiť od 300,00 – 600,00 eur ročne)

  • Ak nehnuteľnosť využívate ako „seconda casa“, teda len počas dovoleniek či víkendov, náklady sú nižšie, pretože platíte prevažne za skutočnú spotrebu. Fixné poplatky však v Taliansku zostávajú aj pri minimálnom využívaní.

    Pri bežnom apartmáne (50–70 m²) rátajte približne:

    • Elektrina: 30-60 € mesačne
    • Voda: 15-25 € mesačne
    • Plyn: 25-60 € mesačne (vyššie v zimných mesiacoch kvôli kúreniu alebo ohrevu vody)
  • Áno, môžete. Na prevádzkovanie Bed & Breakfast v Taliansku je potrebné splniť základné miestne požiadavky a zaregistrovať činnosť na obecnom úrade. Každý región má pritom vlastné pravidlá, preto je vhodné overiť si presný postup na príslušnom Comune.

  • Pri dobre obsadenom 2-izbovom apartmáne s parkovacím miestom sa dá dosiahnuť ročný hrubý výnos približne 12 000 – 18 000 €, v závislosti od sezóny, lokality a cien za noc.

    V mimosezóne býva obsadenosť nižšia, takže reálny čistý výnos po odpočítaní nákladov je okolo 8 000-12 000 € ročne.

Sole Consulting was created naturally – from the need to help foreign buyers navigate the Italian environment and safely go through the property purchase process.

At the beginning, Dominika Danihelová worked as a translator during notarial acts, business meetings, and administrative procedures. Her own experience with Italian bureaucracy, however, showed her that many people need more than just linguistic support – they need a guide who understands both systems and knows how to connect them.

Based on the specific needs of her clients, she gradually expanded her services to include assistance with property purchases, document handling, and communication with authorities.

Today, after more than five years of active work, Sole Consulting offers comprehensive support to foreign buyers in Italy – from the first contact with an estate agency to the notarial signing. Dominika is proud to provide her clients with the confidence that every step of their investment is backed by language expertise, knowledge of local regulations, and an honest approach.
