Property Purchase Process

We accompany you throughout the entire purchase process as a translator, interpreter, and mediator, ensuring smooth communication between you, the real estate agency, and the notary office.

Time is the most valuable resource we have — that’s why we also take care of the bureaucratic formalities that arise when you become the new property owner in Italy.

  • The seller sets the initial price of the property. If there are multiple interested buyers, the price can either be accepted or increased. Once an offer has been submitted, the interested buyer is entered into the List of Interested Parties, maintained by the real estate agency. This list is arranged chronologically, according to the date the offers were submitted.

    After the seller approves the offer — whether there is one buyer or several — the future owner pays a deposit, and the purchase process continues at the notary office for the final signing.

  • In Italy, there are two main types of registration taxes applied when purchasing a property:

    Prima Casa (First Home) — If you are buying a property as your main residence and plan to establish permanent residence (residenza) in Italy, the registration tax is 2% of the cadastral value of the property. (The cadastral value is lower than the market price per m².)

    Seconda Casa (Second Home) — If you are buying a holiday or investment property and do not plan to transfer your permanent residence to Italy, the property is classified as a second home. In this case, the registration tax is 9% of the cadastral value. (Again, the cadastral value is lower than the market price per m².)

    These taxes are calculated on the cadastral value, not on the market price, which can result in significant savings on registration costs.

  • Under Italian law, the notary is responsible for preparing and issuing the property purchase agreement. The notary guarantees the accuracy and validity of all documents related to the property and verifies the identity and personal details of all parties involved.

    If the buyer is a foreigner and does not speak Italian, they are legally required to have the contract translated into a language they understand. During the notarial process, the presence of a bilingual witness is mandatory to confirm the accuracy of the translation and the interpreted content.

    The contract becomes legally binding once all parties have signed it. The notarial procedure is conducted bilingually, lasts approximately two hours, and ensures full accuracy and compliance with the law for all participants.

    Codice Fiscale

    In Italy, the Codice Fiscale serves as a tax identification number used to identify citizens and residents in relation to Italian authorities and public institutions.

    It is required in various situations, such as:

    • Registration with authorities in matters related to real estate
    • Opening and managing a bank account
    • Paying taxes
    • Accessing public services (e.g., healthcare)
    • Signing employment contracts

    Get the Codice Fiscale

    Translation of the Marriage Certificate

    The translation of this certificate is required if you are married and wish to purchase a property in Italy. Based on the translation, the notary will indicate the corresponding marital property regime (community of property or separation of property).

    If you wish to own the property solely, without your spouse having co-ownership rights, this must be arranged before the notarial signing.

    A change of the marital property regime can be requested at the competent court in your country of residence.
    Otherwise, the property automatically belongs to both spouses jointly.

    Power of Attorney

    A power of attorney related to the property can only be issued by an Italian notary upon your request. If you wish to authorize one or more persons to make changes or be responsible for the property in your absence, you simply need to provide their personal details.

    Example: A power of attorney is usually granted to a family member, a descendant, or a trusted person.
