According to the portal Immobiliare.it, average property prices rose by almost 3% year-on-year in 2025, with growth reaching as much as 5% annually in some areas – for example in the north of the country and in coastal regions.

These aren’t “rocket-speed” numbers like in Portugal or Croatia, but that’s exactly what makes Italy interesting: steady growth without a bubble, a market that’s safe, predictable, and still full of opportunities.

Where the potential is hiding

While Rome, Milan, and Florence hold on to their premium prices, there’s plenty of room for growth in less-discovered regions – for example Puglia, Calabria, Sicily, or Abruzzo.
Here you can buy a house with a terrace and sea view starting from €40,000 — roughly the price of a parking spot in Bratislava.

These areas are experiencing a quiet boom – foreigners are arriving here looking for peace, authenticity, and an investment with soul.
Prices are rising slowly but steadily – which is exactly ideal for those looking for long-term value, not a quick profit.

An investment you can actually live

An Italian property isn’t just a number in a spreadsheet. It’s an investment you can feel, breathe, and taste.
Some people use it as a second home – a “seconda casa” – visiting a few times a year. Others rent it out, because tourism in Italy is year-round:

  • the sea in the summer months,
  • the Alps and ski resorts in winter,
  • culture, wine, and festivals the rest of the year.

So if you buy an apartment or house in a good location, rental returns can cover the annual costs, and the rest of the time you can enjoy it yourself.
